Each management package is based on a range of solutions worked out with the client and designed to ensure that their development or estate will be managed to the highest possible standards. We'll provide a truly tailored service to meet every need and we guarantee a professional service and high standard of care, and we are always aware of current legislation and any new regulation under discussion or set to be introduced.
Professional communications
Keeping you informed and up to date is an important part of providing the complete service. Each client requires a different level of communication and reporting, and we have the structures in place to provide as much information as needed.
Fully integrated
A key strength of our estate management operation is that it is fully supported by our partners of solicitors, surveying and accountancy professionals, as well as all other specialist skills available within MovinUp. Such an integrated approach to handling every aspect of the property business helps to give our clients even greater peace of mind.
General estate management:-
- Regularly attending site to ensure all buildings and grounds are in good order and all services are working properly. (At least one detailed monthly inspection)
- Supervising contractors and staff
- Allocating sufficient time to deal with any additional contracts and work
- Negotiating, renewing and maintaining specialist maintenance contracts
- Arranging and supervising day-to-day maintenance
- Preparing specifications, obtaining quotations and appointing relevant contractors and staff
- Dealing with individual resident's enquiries
- Arranging and renewing insurance, valuations levels of cover and handling any claims
- Dealing with the assignment of properties (where applicable), maintaining up to date registers of leaseholders/tenants and all appropriate property records
- Attending the AGM and relevant management meetings
- Financial planning for future repairs and renewals. Accountancy and financial control
- Maintaining accounts on your behalf. All transactions are processed daily and surplus funds are placed in an interest bearing client account
- Collecting service charge and ground rent (in accordance with the lease terms and legislative requirements) and issuing regular statements to you
- Paying service agreements, small works contractors and any other accounts approved by you
- Providing detailed financial reports each quarter, covering all income and expenditure and reconciled accounts for audit at your year end
- Preparing annual service charge budgets Company secretarial duties (Optional)
- Calling and attending board and general meetings, and distribution of notices
- Preparing and filing annual returns. Maintaining statutory books and the company register
- Preparing and issuing share certificates and assignment of leases
